By virtue of the power of sale contained in a Deed to Secure Debt from Gregory Lenn Brown and Erika Hamburg-Brown to Mortgage Electronic Registration Systems Inc. as Nominee for Countrywide Home Loans, Inc. filed April 19, 2006 in Deed Book 2950, Page 395, Coweta County, Georgia records, conveying the after described property to secure a Note in the original principal amount of $301,600.00; with interest thereon as set forth therein, last transferred to THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF CWABS INC., ASSET-BACKED CERTIFICATES, SERIES 2006-7 by Assignment filed for Record in Deed Book 4067, Page 323, Coweta County, Georgia, there will be sold at a public outcry to the highest bidder for cash before the Courthouse door of Coweta County, Georgia, between the legal hours of sale on the first Tuesday in August, 2019, by THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF CWABS INC., ASSET-BACKED CERTIFICATES, SERIES 2006-7 as Attorney-in-Fact for Gregory Lenn Brown and Erika Hamburg-Brown for the following property to-wit: All that tract or parcel of land lying and bieing in Land Lots 202 of the 5th District, Coweta County, Georgia and being Lot 125 of Lake Redwine Plantation Phase 4 according to a plat of survey for Lake Redwine Plantation Phase 4 made by Campbell, Steele & Associates of record in Plat Book 55, Pages 176-180, in the office of the Clerk of the Superior Court of Coweta County, Georgia records and according to amended plat of survey for Lake Redwine Plantation Phase 4 of record in Plat Book 56, Pages 160-164, aforesaid records reference to which plats are hereby made for a more particular and accurate description of the property herein conveyed. The above described property is also known as 175 Shoreline Circle, Newnan, Georgia 30263; however please rely only on the above legal description for location of the property. If the property contains multiple lots or parcels, the undersigned reserves the right to sell the property or any portion thereof in separate lots, parcels or as a whole. The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of among other possible events of default, failure to pay indebtedness as and when due pursuant to said Deed to Secure Debt and Note. The debt remaining in default, this sale will be made for the purposes of paying the same and all expenses of sale, including attorney's fees, if applicable.
