STATE OF GEORGIA COUNTY OF COWETA Because of a default under the terms of the Security Deed executed by Veronica Abercrombie Power to Mortgage Electronic Registration Systems Inc. as nominee for First Residential Mortgage Network, Inc. d/b/a SurePoint Lending, its successors and assigns dated January 13, 2006, and recorded in Deed Book 2895, Page 173, as last modified in Deed Book 4390, Page 110, Coweta County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Nationstar Mortgage LLC, securing a Note in the original principal amount of $87,400.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, November 7, 2017, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that certain property situated and being in Land Lots 97 and 98 of the Fifth District of Coweta County, Georgia, and being more particularly described as follows: 
Beginning at an iron pin placed at the Southeast corner of Land Lot 97 of the above-referenced County and District, same being the common Land Lot corner of Land Lots 97, 98, 95 and 96; from said point of beginning run thence North 89 degrees, 47 minutes, 39 seconds West 1,160 feet to an iron pin, same being Westerly along the South land lot line of Land Lot 97; run thence North 01 degrees, 00 minutes, 39 seconds West 312.66 feet to an iron pin; run thence South 89 degrees 47 minutes 39 seconds East 1,160 feet to an iron pin placed on the East Land Lot Line of Land Lot 97; run thence South 01 degrees 00 minutes 39 seconds East along the East Land Lot Line of Land Lot 97, 241.63 feet to an iron pin; run thence South 67 degrees 16 minutes 20 seconds East 147.34 feet to an iron pin, said iron pin being located on the North right of way margin of Smith Street (50 foot right of way); run thence in a Southwesterly direction along the North right of way margin of said Smith Street and following the curvature thereof 83.0 feet to an iron pin; run thence South 88 degrees, 56 minutes, 21 seconds West 52.7 feet to an iron pin placed at the common corners of Land Lots 97, 98, 95 and 96 and the True Point Of Beginning. 
Said property having a one-story frame house located there on as shown on Plat of Survey for James E. Bailey and Gloria Louise Bailey, prepared by Eston Pendley, Registered Land Surveyor, Number 945. Dated February 1, 1979. 
Being the same property conveyed to Veronica Abercrombie Power, by Quitclaim Deed dated February 11, 2000, of record in Deed Book 1491, Page 45, in the Coweta County, Georgia Records. Also, being the same property PREVIOUSLY conveyed to Andrew M. Power, by Warranty Deed, dated March 27, 1986, of record in Deed Book 399, Page 59, in the Office aforesaid.
Being the same property commonly known as: 115 Sweeper Smith Road, Newnan, GA 30263 Tax ID No.: 047-5097-008 Said property is known as 115 Sweeper Smith Road, Newnan, GA 30263, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of said sale as provided in said Deed, and the balance, if any, will be distributed as provided by law.
