UNDER POWER

STATE OF GEORGIA, COUNTY OF COWETA. Under and by virtue of the powers contained in a Deed to Secure Debt executed by MARISELA GARCIA to SHIRLEY THOMPSON, dated April 30, 2013, which said Deed to Secure Debt is recorded in Deed Book 3944, Page 188-192, in the Office of the Clerk of the Superior Court of Coweta County, Georgia; and by virtue of a default in the payments on the debt mentioned therein and secured thereby, there will be sold at auction to the highest bidder for cash at the Courthouse door in Coweta County, Georgia, by SHIRLEY THOMPSON, acting as attorney-in-fact for the said MARISELA GARCIA between the legal hours of sale on the first Tuesday in October, 2017 , the following described property: All that tract or parcel of land lying and being in Land Lot 37 of the Fifth Land District of Coweta County, Georgia and being further identified as Lot No. 10 of plat of Red Acre Subdivision, No. 2, made by T.Y. Mattox, Surveyor, dated December 19, 1950, which plat is recorded in Deed Book 58, Page 473, in the Office of the Clerk of the Superior Court of Coweta County, Georgia and as further shown on plat of property dated 11/22/93, prepared by John R. Christopher, R.L.S., for Shirley M. Thompson and Woodrow H. Thompson, said plat of record in Plat Book 56, Page 214, in the Office of the Clerk of the Superior Court of Coweta county, Georgia, to which both plat references are hereby made for a more particular and accurate description of the property conveyed herein. Said powers will be exercised and said property will be sold as the property of MARISELA GARCIA by SHIRLEY THOMPSON, acting as attorney-in-fact for the purpose of paying the indebtedness secured by said Deed to Secure Debt. The property, to the best information, knowledge and belief of the undersigned being presently in the possession of MARISELA GARCIA. The proceeds of said sale shall be applied to the payment of the indebtedness due SHIRLEY THOMPSON, and all charges and expenses in connection with this foreclosure and the balance, if any, will be applied as provided by law. The property will be conveyed subject to ad valorem taxes and easements, if any. Notice has been given of intention to collect attorney's fees in accordance with the terms of the note secured by said deed.
