STATE OF GEORGIA COUNTY OF COWETA Pursuant to the Power of Sale contained in a certain Security Deed executed by Robert Taylor to Jeanette Keener dated May 27, 2009 and recorded May 29, 2009 in Deed Book 3465, Pages 110 - 114, Coweta County, Georgia records, and said Security Deed having been given to secure a note dated May 27, 2009 in the amount of $129,000.00, and said holder having declared the entire indebtedness due under said Security Deed by reason of a default in the provisions thereof, the undersigned will sell at public outcry to the highest bidder for cash, before the Courthouse door of Coweta County, Georgia, within the legal hours of sale on the first Tuesday in October, 2017, the same being October 3, 2017, the following described property, to wit: All that tract or parcel of land lying and being in Land Lot 240 of the 1st District of Coweta County, Georgia, consisting of 4 acres, more or less, and being more particularly described as follows: BEGIN at a point on the West side of the right of way of Highway 85, which point is formed by the intersection of the South line of the North one-half of Land Lot 240 of said right of way of Highway 85, which said point is indicated by an iron pin. Beginning at this iron pin run 209 feet North to an iron pin; thence run West 819.2 feet to a point marked by an iron pin; thence South 208.3 feet to an iron pin; thence run East 819.2 feet to the starting point. Said property is bounded on the East by Georgia Highway 85, on the North by the property of James Jabaley; on the West by the property of W. J. Estes; on the South by the property of Todd and also the property of Joe Perez. This property is a portion of the tract deed to James Jabaley by W. J. Estes by Warranty Deed dated March 11, 1971 and recorded in Deed Book 191, Page 181, Coweta County records. LESS AND EXCEPT: A Strip of land 30 feet by 100 feet off the Northeast corner of the above described property deeded to James Jabaley by Warranty Deed dated the 12th day of November, 1985 and recorded in Deed Book 393, Page 552, Coweta County, Georgia records. The debt secured by said Security Deed and evidenced by the Note has been and is hereby declared due and payable because of, among other possible events of default, failure to make payments as required by the terms of the Note. The debt remaining in default, this sale will be made for the purpose of paying the Security Deed, accrued interest, and all expenses of the sale. The property being commonly known as 562 State Highway 85, Haralson, GA 30229 in Coweta county, will be sold as the property of Robert Taylor and subject to outstanding ad valorem taxes (including taxes which are a lien and not yet due and payable), any matters affecting title to the property which would be disclosed by accurate survey and inspection thereof, and all assessments, liens, encumbrances, restrictions, covenants, and matters of record to the Security Deed.
