Atkinson to Eagle Service Corporation d/b/a Tucker Federal Mortgage dated June 3, 1997, and recorded in Deed Book 1134, Page 20, Coweta County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Nationstar Mortgage LLC, securing a Note in the original principal amount of $122,298.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, October 3, 2017, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that tract or parcel of land situate, lying and being In Land Lot 64 of the Fifth Land District of Coweta County, Georgia and being a portion of Lot 20 of Pine Acres Subdivision and being more particularly identified according to plat of survey for C. The above described property is further identified as Lot 20 of Pine Acres Subdivision as shown by plat of survey of said subdivision made by T. Y. Winos, Surveyor, on May 1, 1972, which plat is recorded In Plat Book 16, Page 149, in the Office of the Clerk of the Superior Court of Coweta County, Georgia to which plat reference is hereby made for a more particular and accurate description of the property conveyed herein, and LESS AND EXCEPT that portion of said Lot 20 of Pine Acres Subdivision conveyed by Blanche B. Mitchell to Fred Douglas Boswell and Carolyn B. Boswell by Warranty Deed recorded July 30, 1975 in Deed Book 256, Page 548, Coweta County Records. This property is conveyed subject to the Declaration of Protective Covenants and Restrictions for Pine Acres Subdivision recorded in Deed Book 212, Page 308, Coweta County Records. Said property is known as 206 Shepard Drive AKA 206 Sheperd Drive, Newnan, GA 30263, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
