COWETA COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Tad A Clark to Ameriquest Mortgage Company dated 12/7/2004 and recorded in Deed Book 2655 Page 394 Coweta County, Georgia records; as last transferred to or acquired by Deutsche Bank National Trust Company, as Trustee for Ameriquest Mortgage Securities Inc., Asset-Backed Pass-Through Certificates, Series 2004-R12, conveying the after-described property to secure a Note in the original principal amount of $ 102,000.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Coweta County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on October 03, 2017 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: The land referred to in this Exhibit is located in the county of Coweta and the State of Georgia in Deed Book 947, at Page 280 and described as follows:

ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOT 23 OF THE FIRST LAND DISTRICT, COWETA COUNTY, GEORGIA AND BEING 2.31 ACRES AS SHOWN ON A PLAT OF SURVEY PREPARED BY DORSEY R. BRUMBELOW, REGISTERED LAND SURVEYOR, DATED SEPTEMBER 2, 1971., AND BEING MORE PARTICULARLY DESCRIBED BY REFERENCE TO SAID PLAT AS FOLLOWS:

BEGINNING AT A POINT MARKED BY AN IRON PIN ON THE SOUTHERLY RIGHT OF WAY OF LITTLE ROAD (80’ RIGHT OF WAY) WHICH SAID POINT IS 1350.9 FEET EASTERLY, AS MEASURED ALONG THE SOUTHERLY RIGHT OF WAY OF LITTLE ROAD FROM ITS INTERSECTION WITH THE WESTERLY LINE OF SAID LAND LOT 23, THENCE SOUTH 03 DEGREES 15 MINUTES EAST A DISTANCE OF 467.1 FEET TO A ROCK CORNER; THENCE NORTH 89 DEGREES 15 MINUTES EAST A DISTANCE OF 200 FEET TO AN IRON PIN; THENCE NORTH 02 DEGREES 51 MINUTES EAST A DISTANCE OF 426.4 FEET TO AN IRON PIN ON THE SOUTHERLY RIGHT OF WAY OF LITTLE ROAD, THENCE ALONG THE SOUTHERLY RIGHT OF WAY OF LITTLE ROAD THE FOLLOWING COURSES AND DISTANCES TO THE POINT OF BEGINNING; NORTH 77 DEGREES 40 MINUTES WEST 17.3 FEET; NORTH 79 DEGREES 30 MINUTES WEST 100 FEET; NORTH 82 DEGREES 10 MINUTES WEST 100 FEET; NORTH 86 DEGREES 21 MINUTES WEST 33.4 FEET, SAID TRACT CONTAINING 2.31 ACRES ACCORDING TO SAID PLAT.

The Security Deed recorded at Deed Book 2655, Page 394 is reformed in equity to add the power of sale paragraphs pursuant to the Final Order filed in Civil Action File No. 07V-1142, in the Superior Court of Coweta County. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given). Said property is commonly known as 607 Little Rd, Sharpsburg, GA 30277 together with all fixtures and personal property attached to and constituting a part of said property, if any. To the best knowledge and belief of the undersigned, the party (or parties) in possession of the subject property is (are): Tad A Clark or tenant or tenants. The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed.
