STATE OF GEORGIA COUNTY OF COWETA By virtue of the Power of Sale contained in the Deed to Secure Debt and Security Agreement (the "Security Deed") from Rafael Nunez, Silvestre Duran and Natividad Mercado, as Trustees for Iglesia Apostolica Pentecostal, a cooperating member of United Pentecostal Church International (U.P.C.I.) ("Debtor") to North Georgia Church of God, an unincorporated association, through Bryan S. Webber, Merlin Brown, Arvel Burrell, O. Lamar Hansard, Lewis Stover, Jr., Robert Cox and Reburne Wilson, as Trustees of the State/Regional Board of Trustees of the Church of God for the State Region of Georgia, dated April 29, 2009, recorded in Deed Book 3456, Pages 801-820, Coweta County, Georgia records; as transferred by assignment to Pak N Stor, Inc., a Georgia Corporation ("Lender"), dated April 17, 2017, recorded in Deed Book 4535, Page 409, aforesaid records; said Security Deed being given to secure a note of even date therewith in the original face principal amount of One Hundred Fifteen Thousand And 00/100 Dollars ($115,000.00), with interest from the date thereof at the rate specified therein (the "Note"), together with any and all other indebtedness owing by Debtor to Lender, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Coweta County, Georgia, within the legal hours of sale on the first Tuesday in June, 2017, the following described property: All that certain tract or parcel of land lying and being in Land Lot No. 6 of the Second Land District of Coweta County, Georgia and more particularly described as follows: Begin at a point on the right of way of Easterly side of Turkey Creek Road, which said point is where the Easterly right of way of Turkey Creek Road is intersected by the North side of Sunrise Drive and from said point run Easterly along North side of Sunrise Drive 210.8 feet, thence Northerly 200 feet along the West line of Lot No. 18 of Morningside Estates, thence Westerly 228.5 feet along the South line of Lot No. 20 of Morningside Estates to the Easterly right of way of Turkey Creek Road; thence South 5 degrees East 200.3 feet to the beginning point. This being Lot No. 19 of the Morningside Estates Subdivision as shown by plat dated August 1, 1960 by J. William Ozmore, County Surveyor, which said plat is recorded in Plat Book 4, Page 197, Office of Clerk, Superior Court, Coweta County, Georgia, reference of which is hereby made. All that tract or parcel of land lying and being in Land Lot 6 of the Second Land District of Coweta County, Georgia, according to a survey by J. William Ozmore, dated August 1, 1960, recorded in Plat Book 4, Page 197, in Coweta County records, which reference is made for the purpose of incorporating the same as part herein and being more particularly described according to said plat as follows: To find the point of beginning locate the intersection of the Northern right of way of Sunshine Drive with the Eastern right of way of Turkey Creek Road; thence N 5° 0' W 130.0 feet to the point and place of beginning thence N 5° 0' W along the Eastern right of way of Turkey Creek Road 70 feet to a point being the Northwest corner of Lot 19; thence along the southern boundary line of Lot 20, 228.5 feet to the Western boundary line of Lot 18 to a point; thence northeasterly along west boundary line of Lot 18, 70 feet to a point; thence West and parallel with the southern boundary line of Lot 20, 228.5 feet, more or less, to a point on the Eastern right of way of Turkey Creek road and the point and place of beginning. The indebtedness secured by the Security Deed has been and is hereby declared due because of default under the terms of the Note and Security Deed, including, but not limited to the nonpayment of principal and interest when due. The indebtedness remaining in default, the sale will be made for the purpose of applying the proceeds thereof to the payment of the indebtedness secured by the Security Deed, accrued interest and expenses of the sale, and all other payments provided for under the Security Deed, including attorneys' fees as provided in the Note and Security Deed, notice of intention to collect attorneys' fees having been given as provided by law; and the remainder, if any, shall be applied as provided by law. To the best of the Lender's knowledge, the party in possession of the property is Iglesia Apostolica Pentecostal, a cooperating member of United Pentecostal Church International (U.P.C.I.). Said property, being commonly known as 10 Morningside Drive, Newnan, Coweta County, Georgia 30263, will be sold subject to all unpaid real estate ad valorem taxes and governmental assessments and to all prior restrictions, rights-of-way, and easements of record, if any, appearing of record prior to the date of the Security Deed and those appearing after the date of the Security Deed and consented to by the Lender.
