STATE OF GEORGIA, COUNTY OF Coweta Pursuant to a power of sale contained in a certain security deed executed by Carlitonia M. Nalls, hereinafter referred to as Grantor, to Mortgage Electronic Registration Systems, Inc., as nominee for Georgetown Mortgage, Inc. recorded in Deed Book 2657, beginning at page 243, and modified at Deed Book 4392, page 176, of the deed records of the Clerk of the Superior Court of the aforesaid state and county, and by virtue of a default under the terms of said security deed, and the related note, the undersigned attorney-in-fact for the aforesaid Grantor (which attorney-in-fact is the present holder of said security deed and note secured thereby) will sell at the usual place of conducting Sheriff's sales in said county within the legal hours of sale, to the highest bidder on the first Tuesday in May 2017, all property described in said security deed including but not limited to the following described property: All that certain tract or parcel of land situate, lying and being in Land Lot 1 of the 5th Land District of Coweta County, Georgia, being Lot 27 of Sunset Ridge, as per plat of record at Plat Book 78, Pages 152-155, Coweta County, Georgia Records. Reference to said plat is hereby made for a more complete and accurate of the property herein described. The above-described property is conveyed subject to Declaration of Covenants and Restrictions of record at Deed Book 2297, Page 446, Coweta County, Georgia Records, and all Amendments thereto. 368 Sunset Ridge Drive, Newnan, GA 30263 Said legal description being controlling, however, the Property is more commonly known as: 368 Sunset Ridge Drive, Newnan, GA 30263 Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undersigned.
