COWETA COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Alice Christine Reid and John Reid to Mortgage Electronic Registration Systems, Inc., as nominee for MID-ATLANTIC FINANICAL SERVICES, INC. dated 2/27/2009 and recorded in Deed Book 3436 Page 437 Coweta County, Georgia records; as last transferred to or acquired by JPMorgan Chase Bank, National Association, conveying the after-described property to secure a Note in the original principal amount of $ 93,101.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Coweta County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on July 05, 2017 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: All that tract or parcel of land lying and being in Land Lot 62 of the 2nd Land District, Coweta County, Georgia, and being part of Number 3 of Mr. and Mrs. Dudley E. Wright property as shown by plat of record in Plat Book 3, Page 57, office of the Clerk of Superior Court, Coweta County, Georgia Records, and being more particularly described as follows: Beginning at a point on the northside of the right of way of Highway 16, which said point is 998 feet west of where the north right of way of Highway 16 is intersected by the west side of Turkey Creek Road, and from said point, run thence north 84 degrees 20 minutes west 115 feet to an iron pin set; thence north 5 degrees 35 minutes east 143 feet to a point; thence north 00 degrees 38 minutes east 357.9 feet to an iron pin found; thence south 89 degrees 05 minutes east 109.9 feet to an iron pin found; thence south 01 degrees 30 minutes west 510 feet to the northerly right of way of State Highway 16 and the point of beginning. Said tract is more particularly identified by plat of property for Delton E. Brown, prepared by John R. Christopher, Registered Land Surveyor, dated June 18, 1974 which said plat is of record at Plat Book 18, Page 247, office of the Clerk of Coweta Superior Court reference to which plat is hereby made for a more particular description. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property is commonly known as 1352 Highway 16 East, , Newnan, GA 30263 together with all fixtures and personal property attached to and constituting a part of said property, if any. To the best knowledge and belief of the undersigned, the party (or parties) in possession of the subject property is (are): Alice Christine Reid and John Reid or tenant or tenants. The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed.
